Motor Vehicle Lease Agreement

1. Parties to the Agreement

This Lease Agreement ("Agreement") is entered into on 01 June 2026 between Kavitha Motors Pvt. Ltd., hereinafter referred to as the "Lessor," and Arjun Mehta (Aadhaar: XXXX XXXX 4521), hereinafter referred to as the "Lessee." This agreement is facilitated through LeaseZero Technologies Pvt. Ltd. ("Platform"), registered under the Companies Act 2013.

2. Vehicle Description

The Lessor agrees to lease the following vehicle: Maruti Suzuki Brezza ZXi (2024), Registration No. KA-01-AB-1234, Engine No. K15C-XXXXXX, Chassis No. MA3XXXXXXXXXXXXXX. The vehicle is in good working condition and has been inspected and verified by the LeaseZero platform as on 28 May 2026.

3. Lease Duration and Rent

The lease period shall commence on 01 June 2026 and shall expire on 31 May 2028, covering a total tenure of 24 (twenty-four) calendar months. The monthly lease rental is ₹18,500 (Rupees Eighteen Thousand Five Hundred Only), payable on or before the 5th day of each calendar month. Late payment beyond 7 days shall attract a penalty of ₹500 per day.

4. Zero Security Deposit

In accordance with the LeaseZero Zero Deposit Program, no security deposit is required from the Lessee. The Lessee's creditworthiness has been assessed through the LeaseZero Credit Score and Aadhaar-based KYC verification. The Platform assumes limited liability up to ₹50,000 in case of default.

5. Usage Conditions

The Lessee agrees to: (a) use the vehicle only for lawful purposes within Indian territory; (b) not sub-let, transfer, or assign the vehicle to any third party; (c) maintain the vehicle in good condition, normal wear and tear excepted; (d) not modify the vehicle structurally, mechanically, or cosmetically without prior written consent of the Lessor; (e) comply with all traffic regulations and motor vehicle laws.

6. Insurance and Maintenance

The Lessor shall maintain comprehensive motor insurance on the vehicle throughout the lease period. Major servicing (every 10,000 km or 6 months, whichever is earlier) shall be borne by the Lessor. Minor repairs and consumables (tyres, battery, bulbs) shall be the responsibility of the Lessee. The Lessee must report any accident or theft to the LeaseZero platform within 24 hours.

7. Termination and Foreclosure

Either party may terminate this agreement with 30 days' written notice. Early termination by the Lessee shall attract a foreclosure charge equivalent to 2 months' rent. In case of breach of terms, the Lessor may repossess the vehicle with 48 hours' notice. Outstanding dues at the time of termination shall be recovered from the Lessee.

8. Digital Signature and Validity

This agreement shall be executed digitally by the Lessee through Aadhaar-based OTP authentication, as permitted under the Information Technology Act, 2000 and the Aadhaar (Targeted Delivery of Financial and Other Subsidies, Benefits and Services) Act, 2016. The digital signature shall be legally binding and admissible as evidence in a court of law.

9. Dispute Resolution and Jurisdiction

Any disputes arising from this agreement shall first be resolved through LeaseZero's in-platform mediation process within 30 days. Unresolved disputes shall be referred to arbitration under the Arbitration and Conciliation Act, 1996. The courts of Bengaluru, Karnataka shall have exclusive jurisdiction over this agreement.

10. Governing Law

This agreement shall be governed by the laws of India, including but not limited to the Indian Contract Act, 1872, the Motor Vehicles Act, 1988, and applicable consumer protection regulations. Stamp duty of ₹200 has been paid as per Karnataka Stamp Act.

This agreement is governed by Indian law. Digital signature via Aadhaar OTP is legally valid under IT Act 2000.
